The Powder Room Updated For Sale

I kind of had a head start on this post because when we first started kicking around the idea of putting our house up for sale I knew this powder room was going to have to be redone.  I knew that the wallpaper had to come down, and since it was the only room in our house with wallpaper, I figured we might as well tackle that first.

I also knew that the vanity, counter and mirror had to be updated as well.  Since this is the bathroom on the first floor, I knew it would be one of the rooms that would make an impression on a buyer.  We have always been big DIYers and did this project ourselves.  This included: removing the wallpaper, spackle and some new sheetrock, new tile for floor, new vanity, new counter, new toilet, new mirror, paint, a couple of new hand towels, a new picture and a faux plant.  Most of these items were purchased at Home Depot.

Here are the before, before-but-wallpaper-removed and after of this powder room.

Very nice Kathy!  Love the new low flush toilet and new espresso colored wood cabinet and new sink.  This powder room went from the 80's to NOW!!!

Aloha Kathy,

Ahhh, like a fresh of breath air, what a definitive improvement from before. I like the lighting effect too! Thanks for sharing your talent!

Peace,

You are on your way! This room looks wonderful now, can't wait to watch the rest as it progresses.

You better be careful, you aren't going to want to leave afterall!  Great job.  It is beautiful!

Kathy, a job well done!  It looks totally different and in the 80's I would have loved it too.

Awesome Kathy - you nailed it!

Kathy -- this powder room would be a welcome feature in anyone's home.  You made wonderful choices in the paint and lighting, mirror, etc.  I love it all!  P.S.  What is the paint color?

Kathy, LOVE IT!!!  Can't wait to see what's to come...

Kathy,

Great choices made.  This room looks nice and mellow now.

I like your idea of blogging about the selling process.  I agree with Ginger's remark about not downsizing too much.  We downsized 1.5 years ago now and are very glad we did.  However because of downsizing from a larger home, we left things behind for new owners who didn't have much furniture, and are still working thru sorting out garage and getting organized.  The renovations we went thru didn't help either!

We love our new home and are glad we made the move; however it is an adjustment when downsizing.

Very nicely done. Love the choice of color. Very warm and inviting. :-)

Cathy ~ It took me a couple of weeks to get used to it, but I like it much better now.  You can't see it in the picture but I have a nice picture I picked up from Home Goods on the wall opposite the mirror.

Aloha Kimo ~ Yes, I got lucky and actually had some sun coming in, but not too strongly that day.  I think it is a vast improvement!

Peg ~ Thank you! Hopefully the posts won't be too far apart, but I'll post another once the next room is ship shape.

Sharon ~ Thanks! Unless the house shrinks as we go along, we'll still be putting it on the market! : )

Ginger ~ Can you tell I like florals? ; ) I still like florals but a bit more subtle.

Thanks Sheila!

Maureen ~ Thank you! I believe it was Blond Wood, but I'll check and let you know if different.  I had about 5 I was trying to decide from!

Donna ~ You and me both! : )

Sharon ~ I am definitely going to keep that in mind.  I do not want to go too small and then be sorry.  I kind of know what I want in my mind, but I have a feeling hubby has something different in his.  We are going to have to see what's out there and come to some kind of compromise.

Carolyn ~ Thank you! I'm glad that I could make a bathroom look "warm and inviting". ; )

Kathy:  It is great that you could get the homeowners to remove wallpaper.  It is not a fun job, but the end results are GREAT!  I am sure that will help in the sale of the property.

Have a great day from the Pacific Northwest

Hi Todd ~ Thanks for coming over and commenting! I certainly hope it does help sell the property - it's MY house! LOL! : )

Cynthia ~ I had thought to just link to the previous post in my other post, but I forgot it was "Members Only".  Thanks!

Hi Kathy, Great job!! It is ashamed you won't get to enjoy the beauty of it for long. It is funny how we stagers never get around to our own transformations....but we know what we have to do when the time comes to sell-huh? Good luck selling!

Posted by Pamela Bosetti-Richmond VA Home Staging (Richmond Home Staging And Redesign Inc ) about 3 years ago

Kathy ~ Thank you! And thank you for the feature! : ) I can't believe we didn't do it sooner, but I guess the longer you live with something . . .

Pamela ~ Thanks! Happily I have gotten almost a year of enjoying it, although I only recently bought a picture for the wall and a few new hand towels.

Hi Kathy...I'm enjoying this, hope you are too.

Like the results in this room.  Quite an improvement.

Posted by Kathy Passarette, L.I. Staging/Decorating (Creative Home Expressions) about 3 years ago

Ah yes, the floral bathroom - I remember this one :-).  You did a fabulous job on it Kathy, what a transformation!  Like you said, you got a head start.

Posted by Charlene Storozuk - Burlington Ontario Home Stager (Dezigner Digz) about 3 years ago

Charlene ~ Thankfully - one less thing to have to worry about! : ) Thank you; I wasn't sure of it at first because we were just so used to living with that floral, but I really like it now!

Posted by Kathy Passarette, L.I. Staging/Decorating (Creative Home Expressions) about 3 years ago

Kathy, great job. Funny, my last house had a powder room just off the front entrance and it was covered in a hideous floral paper...we lived there 3 years then decided to move...why do we always wait to fix up our own homes?!

I miss my beautiful reno'd powder room now! From the slate floor we put in to replace the vinyl flooring, the new vanity, sink, faucet and toilet to the paint colours!

BTW, I'll have to dig out a before photo of my old powder room...I think it was the same paper you had!

When you move in to your next place hope you get a jump on the bathroom...I'm still looking at the builder grade stuff in the new house...which is 20 years old!

P.S. Looks like you painted the door jamb too, good job!

Posted by Toronto's 2 Hounds Design: Decorating + Staging (2 Hounds Design + Home Staging) about 3 years ago

Dane ~ How funny! I'm hoping we won't have too much work to do, but I usually always paint first thing and try to do it before moving in.  We do wait, and I think it's because we figure it will be there - it's not going anywhere, we'll get to it! Procrastination at its best!

Posted by Kathy Passarette, L.I. Staging/Decorating (Creative Home Expressions) about 3 years ago

Kathy - I love the pictures of the process - what an amazing difference you have made in this powder room.  It feels modern, fresh, and appealing.  Both your guests and potential buyers will feel welcomed to this great little room.  Good job!
